When you´re ready
to place an offer
Your Real estate Agency by working with its
legal advisers they have developed skills and special documentations
adapted for all Types of transactions of Real estate, on agreement
with the laws of the Republic of Nicaragua. These documents contain
all the necessary information in order for you to make an offer
in the appropriate way, specifying every detail of the offer and
all the terms to be contracting, your Real estate Agency will guide
you thru the whole process. An offer to buy to be complete must contain
the price and clearly specified conditions of purchase; since the
misunderstandings can represent to you additional expenses or values
added in the thousands of dollars. The conditions to purchase are
extremely of importance and must be carefully studied and checked.
How much? Very Often you listen that the offer that you
must present should be a percentage X below the price of sale or
a minor percentage of what you are prepared to pay. IT IS NOT THIS
WAY, actually the sale price depends basically on the offer and
the demand: if there are a lot of buyers probably the sellers will
obtain the prices that they are looking for and sometimes more than
the offered price, on the contrary when there are a lot of sellers
and few buyers then the offers always are far below of what the
sellers are wishing for.
How to do the offer?
The process of presenting an offer are
very much alike, depending on the location. In a normal situation,
you present an offer to Real estate Agency , which will present
it appropriatly to the owner or its legal representative. The owner
accepts it, deny it or presents a counteroffer. Because the counteroffers
are common (any change in an offer is a counteroffer), it is important
that you are in close contact with your Real Estate Agency during
the process of the negotiation in order that any sudden change can
be checked rapidly. |
